【 Restoration fee (Repair costs) 】
Repair costs may be incurred in addition to the basic cleaning fee for damage caused by the tenant carelessness, negligence or misuse of the installations in a way it is not intended to be used.
【 Breaking of contract penalties 】
Depending on the contract type, there may be a clause regarding the contract period.
If you cancel the contract in the period mentioned on the clause, a penalty fee (the amount of one or two months rent) or values to compensate the discounts received at the start of the contract may be incurred, so please check your copy of contract.
【Contract renewal fee ・ Annual membership fee】
If you have unpaid renewal fee or annual fee on due, the debts will also have to be liquidated along the final fees when you move out of the room.
【Guarantor commission fee・ Annual guarantor fee】
For contract cancellation after the move-in date, the commission fees paid for the guarantor company at the start of the contract are not refundable.
The guarantor commission can only be refunded in the case when the tenant cancels the room contract without moving in to the room and before the contract and rental period starts.
【Deposit ・ Key money】
The deposit (敷金) will first be used to pay the final calculations that included unpaid rent, expenses for restoration (repairs) and other debts that the customer have on due in the contract or applied on the cancellation of the room. After the deduction the tenant will pay the difference or be refunded if there is a surplus.
The key money (礼金) is not refunded after the signing the contract.

All customers under a rental contract will be charged the base cleaning fee according to the floor plan (size) of your room.

The rent will be charged proportionally for each day until the last day of the contract.
※If the day of the moving out is less than 1 month from the date the notice was given, the rent will be calculated as 1 month starting from the day the notice was given.
※If the full rent was paid, after the deduction of the days that must be paid, the remaining will be discounted of the other fees of the end of the contract or refunded to the contractor.
※Normally, the rent is automatically debited by the bank until the last month of the contract.
It takes around 7 days to confirm the payment through bank account automatic debit. (The schedule may change due the bank holidays or other factors).

Customers who use the [Resona payment service] and pay the rent by account debit every 3rd day of the month (depending on the bank business day), the rent may be debited of your account even after applying or moving out of the room.
※If a short mail requesting the payment was sent before confirmation of payment, the excess rent will be refunded in a later date according to this schedule.

Apply for the moving out at least one month before leaving, if you decided the date you are moving out of the room.
●Example of rent calculation (If the rent is 50,000円 and leaving on the 25th day of the month):
50,000円 × 25days (daily calculation) ÷ 31days(number of days in the month) = 40,322円 will be the amount charged if the notice was given in time.
The amounts that were debited automatically will be used to pay the calculated days and the remaining amounts will be deducted from the remaining charges or refunded to the account.
If a refund will be made to the customer after the final calculations, the amounts will be transfer to the customer bank account on a later date.
Due to the process of the refund, the amounts will be transferred on the following month. We ask for your understanding.

● Cancellation of contract from 1st to 20th of the month

By default, the amounts will be transferred to the bank account which the rent is debited.
※We are also able to transfer the amounts to another account designated by the contractor.
(Some banks or account types can not receive the refund transfer.)

The customer may be charged the repair costs (restoration fee) depending on the condition of the room.
- Damage due to customer's carelessness or negligence.
- Damage caused due to misuse of a installation or is not considered as standard use.

・Spilled a drink on the floor and didn't clean it, causing a stain/mold.

The charges are calculated according to the guidelines of the Ministry of Land, Infrastructure, Transport and Tourism.

【After the Room Inspection with the tenant】
⇒※Payment with Credit Card or Debit Card (direct debit to a bank account).
※Payments in cash are not accepted.
■ Debit Card (direct debit to a bank account):
※The payment is possible with the cash card of your financial institution with a debit function.
Please, check the balance in your account on the day and bring the debit card to the inspection.
- You can use the debit card of to make a payment of the final fees when you move out.
- Since it is a direct debit through the cards, you do not need to withdraw the amounts.
- There is no commission fee or interest rates compared to credit cards.

Read your debit card and input your PIN to debit the fees from your account.
- ※You can not use the debit payment, if you do not have the balance in your account.
- ※Debit payment is usually available every day of the year. But be careful as some banks services may not be available on Jan 1st ~ Jan 3rd and May 3rd ~ May 5th.
- ※Some bank accounts or cash cards are not able to perform direct debits. Please, check your card beforehand if they are usable. Reference: Japan Debit Association.
■Regarding Credit Card payments:
The following credit card companies are available: VISA, JCB, MasterCard, American Express (AMEX), Diners Club and Discover.
※Only single charge payment (no payment in installments) is available.
※Only full payments within the limit of the credit card.
