Check if the circuit breaker is not off.
The circuit breaker switch may have tripped. Information here.
Try to restart the air conditioner.
Unplug the unit power cord, after waiting for a while plug it again.
The air conditioner does not turn on with the remote controller.
Check if the controller batteries are not discharged. Check here.
The lights are flashing and the air conditioner does not turn on.
The power lamp is flashing means there is a problem or error.
Check below the "Common reasons the light starts to flash" and if your air-conditioner have the problems listed, then follow the instructions described.
※The way the lamp flashes will indicate different problems and also may vary for each maker and model of air conditioner. Check the instructions manual for more instructions.

Turning off due to the timer.
Some air conditioners have a "3 hour timer" function and will turn off by itself after 3 hours running.
If your air-conditioner stops running after 3 hours, it may have this setting and not a malfunction.

It is currently defrosting.
If it's stopping by itself during cold days in the winter, the outside unit may be performing the "defrosting function", which will briefly stop the indoor unit to heat up the outside unit.
When the outside unit gets too cold, the air conditioner will automatically stop and run the defrost. After around 10 minutes, the outside unit will warm up and the indoor unit will run normally again.
If the steps above are not the issue, it may be another problem or a malfunction.

It may being affected by the temperature outside.
For cold settings the air conditioner may not cool properly when the temperature is too high. Set the function to "冷房(Cold air)" and the temperature to "20ºC" check if there is cold air coming from the vent.
When it's hot the air conditioner may also takes time when changing from hot to cold air.
It may take time to start running on the heating function.

Is there any object blocking the way of the wind?
If the is anything blocking the way (objects/furniture) of the wind making the temperature irregular. The air conditioner sensor will mistake as if the room is already at the set temperature. Check if there is something blocking the way and remove the objects for better circulation.
Is there anything blocking the vents of the unit (outside unit)?
The unit outside needs space to release the air. If there are objects on front or dirt such as leaves blocking the vents, the air will not be leaving the unit and the unit will not work properly.
Please, clean the filters of the unit. The built up dirty and dust will block the wind from entering the unit and it will deteriorate its function. Please check here for how to clean. |

Are the flaps installed correctly?
If the problem started after cleaning the air conditioner, the flaps may have not be fitting. Check the flaps again if they are fitted correctly.
Try removing the air conditioner power plug and plugging it back.
If the flaps are still not moving, remove the power and wait for a while until it reset the settings and plug it back again.

The drainage system inside the unit or the draining pipe may be clogged.

The filter on the air conditioner must be cleaned periodically so the dust won't clog the drainage system and will also avoid problems with performance and bad smell. For more information regarding the cleaning, click here.
When the air conditioner is on the cool air function, due to the difference in temperature, the moisture in the air will start to condensate and turn into liquid water.
Usually, the water will be gathered by the air conditioner draining system (and expelled through the drain hose). But, if there is any problem with the hose installation, water may start to leak.
After receiving the request, we will contact the tenant to inform and schedule a visit to fix the problem with the leaking. Please, inform us through the [Inquiry Form].

When using a function (cold / hot air) after a while without using it, a bad smell may come from the unit.
Not cleaning the filters periodically may also cause bad smell due to the dust and the dust gathering moisture and mold. Try removing the filters, washing with water and drying under sunlight.

If you are using the gas air conditioner for the first time.
Check if the valve on the gas pipe is open (must be facing the same way of the pipe).
The gas valve/pipe is installed close to the outside unit of the air conditioner.
※When opening the valve be careful to not hanging pass the rails to avoid falling.
If you can not reach the valve, or if the step above does not solve the problem, inform us through the [Inquiry Form], the details of the air conditioner and the problem.
If the air conditioner stops heating while on use.
Check if the other places that use gas in the room are still working (stove, water heater...).
The gas supply will be the problem, if there is not hot water or the stove does not work. Click here.
The cleaning should be done periodically depending on the frequency of use of the air conditioner. The standard is cleaning at least twice per month for lower to normal use.
The dirty and dust that accumulates in the filters and the unit may cause the unit to have bad performance, clog the draining pipes, causing water to leak, mold forming and bad smell.
How to clean the filters:
- Turn off the unit and unplug the power cord, with the exception for some models that need the unit on to clean.
- When cleaning, use a ladder or a stable and sturdy surface to stand on.
- Remove the filters by opening the cover (reference pictures below)

Remove the dirty/dust with water.
※You may bring the filter to the bathroom to wash in the shower. If it has too much dirty or oil, use a neutral detergent. - After cleaning the filters, wait until they are fully dry.

If cleaning the filters does not solve the problem, the dirt and dust may have built up inside the unit.
If the problem is the smell, you may use an anti-mold and cleaning spray for air conditioner units or order for a (paid) specialized company to clean it for you. If you wish to order a (paid) cleaning company through LeoPalace, you must visit a LeoPalace Center branch for the schedule and payment.
※If you are going to use spray or detergent products, check the instructions if it's useable for AC units.
Cleaning with non recommended products may cause damage to the air-conditioner and malfunctions later. If you are not sure of the procedures, please order a professional company.

※During the peak of the hot season (July ~ August, December ~ January) the maintenance orders for air-conditioners increases for all repair companies in Japan. If you make a request during the peak season, be aware that the company will take time to visit your room.

If the reason of the malfunction in the air conditioner (or other appliances) is due to the tenant carelessness or negligence, the repair costs will be charged by the supervision of the building on a later date.

Some apartments (1DK, 2DK or larger) there may be openings to install additional air conditioners.
If you are going to install your own AC unit, check the details below:
Can not find the remote controller:
- The controller is usually set on a stand on the wall, close to the air conditioner unit. Check around the air-conditioner units and behind the curtains.
If there is no stand it may be inside the closet or the shelfs.
I lost the controller:
- We will be ordering a replacement for the controller. Please, inform us the details of the air conditioner and the problem through the [Inquiry Form].
The controller may take up to one week to arrive in the room from the date after being ordered. We ask for your understanding.
※There will be charges for orders requested due to the tenant carelessness or negligence.
※If the controller is not from the same maker/brand as the air conditioner unit (Universal Controller), click here.
Check if batteries has charge.
If the controller has run out of batteries, change for new ones.
- Do not mix discharged ones with new ones.
- ※Check if the +- poles were inserted correctly.
- ※The tenant must replace the batteries, but if the controller has run out of batteries within the first month from the start of the contract, you may request a replacement free of charge. Please, inform us through the [Inquiry Form].
Try resetting the controller.
If the controller has a "Reset/リセット" button, press this button to reset the settings.
※In some models the reset button is below the cover.
Check if the controller is working:
① You can check if the transmitter is send the controller signal with a digital camera.
② After pressing a button on the controller on the camera display you will see the transmitter light blinking.

The controller is sending the signal correctly.
▼ If it does not blink
The controller may be malfunctioning or without batteries.
If the controller has an issue, we will order a replacement or maintenance.

If the universal controller is not working, check the details below:
The display of the controller is dim/faint.
Check if the batteries of the controller are out of charge.
If the batteries has run out, replace for new ones.
※Do not mix discharged ones with new ones.
※Check if the +- poles were inserted correctly.
※The tenant must replace the batteries, but if the controller has run out of batteries within the first month from the start of the contract, you may request a replacement free of charge. Please, inform us through the [Inquiry Form].
The buttons are not responding.
Check if the controller is not locked.
If it is locked, the buttons will not respond. (The picture has the lock mark)
<How to unlock>
Press both "Mode"『モード』 and the "Wind strength" 『風量』 buttons simultaneously for 3 seconds.
If only part of the buttons are not responding.
If the air conditioner turns on and off, but some other functions are not responding, try another code from the same maker/brand on the setting.
Example: You can turn on the cold air, but can't change to hot air.

You may turn on the air conditioner manually by pressing a button (応急運転) on the indoor unit, if the controller is not working or is without batteries.
※The location and the way you will use the button will vary by maker and model of air conditioner. Check the instructions manual of your unit for the detailed information.

How to operate the manual button:
The operation method will be different from unit to unit. Check below the usual methods:
- Press the button to go through the functions. i.e.: Cold air>Hot air>Turn off.
- After turning on with the manual button, the air conditioner will run on automatic.
- The AC will turn on on the same setting it was on the last time it was used.
- Will keep the temperature of the room at 25℃. You can not change the setting.
